Existing Conditions

There was a significant amount of water collected on the roof of most buildings, especially buildings xxx and xxx.  The water degrades the roof membrane, can be a source of bacteria, and acts as a nesting area for mosquitoes.  There was an accumulation of algae and sludge blocking the roof drains.

Retrofit Conditions

The roof drains on buildings xxx and xxx should be immediately cleared and the accumulated water pumped away.  A regular roof drain inspection and flushing program should be instituted in order to keep the building roofs free of ponding.

Issues and Concerns

Some of the observed ponding is due to the fact that the roof has settled over time so that drains do not exist at all the needed spots.  This issue would have to be addressed when the roof is replaced.
